An application & non-refundable $38 application processing fee per property is required (however, your application is good for all of our properties).  Anyone over the age of 18 that will be living in the home is required to submit their own application (add them as an additional applicant on the primary application) – This is non-negotiable.  Your lease can be terminated if additional adults are found in the home during your leasing period without a background check performed.

The following items are automatic disqualifications for approval:

• violent felonies
• sexual charges
• prior evictions – none in the last 12 months/no more than 3 in the last 5 years

• no more than 3 drug charges in the last 5 years (habitual violations are automatic disqualifications)

If approved, a security deposit (equal to the first months rent) and the first months rent are both due at the signing of the lease. 

Before beginning your application you will need the following information:

• • Government Issued Photo ID (Drivers License/State Issued ID)
  • Social Security Card/Passport with ITIN (Individual Taxpayer Identification Number)
  • Paystub proof that your monthly income is 3x the monthly rent

Before you pay the application fee and submit your application, please make sure all required documentation has been uploaded to the application – this will help the background screening process be completed in a more timely manner.

Hold deposits on homes are non-refundable and transfer as your security deposit when you are ready to  move in.  A hold deposit takes the property off the market.
